Approximate location map

Vacant and unimproved tax-sale land

Each circle centers on coordinates rounded to 3 decimals (roughly 100 m)

Circles are screening aids, not boundaries or directions. Do not use them to enter property, identify an owner, or skip county verification.

Value ranges

Land counts by ranking-value band

Farm rows use the same farm market reference used by the private ranking model. Other rows use estimated market value, then assessed value. No exact value is published.

Why some counties have no item rows

When a county has fewer than five qualifying vacant or unimproved items, this page publishes its calendar and aggregate counts only. Unknown property classes and any row with an improved or uncertain structure flag are excluded from the item list.

Flood labels mean high, lower-or-undetermined, or not checked. A lower label is not a guarantee that flooding is absent.

Tax lien certificate

The annual sale does not convey immediate land ownership. Bidders compete by bidding the penalty rate down from a 9% ceiling. For redemption periods beginning after July 10, 2026, the ordinary period is three years, with a one-year period for certain vacant non-farm and other qualifying property. A tax deed requires a later court petition and strict notice compliance. In practice, plan for valuable property to redeem rather than assuming a deed.

Tax-sale certificate and lien

The ordinary county sale conveys a certificate and lien, not immediate title. The standard redemption period is generally one year; some county-acquired or commissioner-certificate routes can use 120 days. After redemption expires and required notices are complete, the certificate holder may petition for a tax deed.

Redeemable tax deed

Delinquent-tax property is sold under a court decree and remains subject to redemption after confirmation. For sales confirmed on or after July 1, 2026, the period is generally one year when the delinquency is three years or less and 90 days when it is older. The confirmation order and current statute control each case.

Risks common to all three states: redemption, defective notice, surviving liens or easements, later taxes, occupants, environmental or demolition obligations, lack of legal access, and the cost of quiet-title or title-insurance work.
