Public, land-only tax-sale research

Watch the calendar and screen the land without publishing a person.

Tax-Sale Land Watch narrows public sale data to vacant and unimproved property classes, shows only ranges and rounded map locations, and sends every decision back to the county’s official source.

What is public

Useful screening facts, with deliberate limits.

County calendars

Sale date and time, location, registration deadline, deposit, list cost, attendance notes, and the official county source.

Counts and ranges

Active listing totals, unimproved-land counts, acreage bands, value bands, and county-level data-as-of notes.

Approximate circles

Centroids are rounded to three decimals, roughly 100 meters. Circles are not parcel boundaries and cannot identify an exact site.

Land-only rows

Generic class, acres rounded to one decimal, value and rank bands, flood flag, sale date, and a link to the county sale page.

The privacy boundary is part of the product

Owner names, owner mailing addresses, site addresses, legal descriptions, parcel and certificate identifiers, amounts due, exact values, raw source records, parcel geometry, parcel-record links, and item-level redemption details are never exported. The exporter uses a field allowlist, not a list of fields to remove.

A row must have a recognized vacant or unimproved class and a verified no-structure flag. Improved parcels, unknown classes, unknown class codes, and uncertain structures stay private. If a county has fewer than five qualifying land rows, the public file contains its counts and calendar only.

Illinois: a lien certificate, not immediate land

Illinois annual tax sales sell tax certificates. Bidders compete by bidding the penalty rate down from the statutory 9% ceiling. For redemption periods beginning after July 10, 2026, the ordinary period is three years; certain vacant non-farm and other qualifying property can use a one-year period. The certificate holder must later petition for a tax deed within the statutory window and strictly complete notice and service. Most valuable parcels should be expected to redeem, so a certificate is not a shortcut to predictable ownership.

Indiana: certificate, redemption, then a deed petition

The ordinary Indiana sale conveys a tax-sale certificate and lien, not immediate title. The standard redemption period is generally one year. County-acquired and commissioner-certificate routes can have a 120-day period. After the applicable period and required notices, a certificate holder may petition for deed. County-specific notices and dates control.

See the Indiana State Board of Accounts county-auditor resources and the current county sale notice.

Tennessee: a court sale with redemption

Tennessee delinquent-tax property is sold under a court decree and remains redeemable after confirmation. For sales confirmed on or after July 1, 2026, Public Chapter 971 generally sets one year when the delinquency is three years or less and 90 days when it is older. The confirmation order and current statute control the individual case.

See Tennessee Public Chapter 971 / SB 1983 and the Tennessee courts delinquent-tax manual.

Title, lien, and physical risks remain

A sale can still involve defective notice, federal or other surviving interests, easements and covenants, later taxes, occupants, municipal or demolition obligations, environmental conditions, no legal access, and quiet-title or title-insurance expense. A map circle does not grant permission to enter land. Verify the legal description, court file, title path, access, zoning, utilities, flood risk, and current sale status without trespassing.

Federal liens require special notice analysis. See IRS Internal Revenue Manual 5.17.2.

Use the dashboard as a research queue

Start with the deadline and official instructions. Compare county counts and broad ranges. Use approximate circles only to understand geography. Then leave this site and verify the current official list and legal terms with the county before spending money or time.

Research only. Tax-Sale Land Watch is not an offer and is not legal, title, tax, or investment advice. The county’s current official list is authoritative.
